Royal
Elizabeth Bond appoints partners to
deliver next-generation cask and
inventory management.

Royal Elizabeth
Bond, a major new bonded Scotch whisky
warehousing development on the outskirts
of Edinburgh, has appointed two
specialist partners to support the
launch of its 50-acre maturation
facility at Dalmeny.
The site, a former World War II naval
storage depot known as Royal Elizabeth
Yard, secured HMRC Warehouse Keeper
approval earlier this month and will now
begin welcoming clients. It combines
newly built and refurbished historic
warehouses designed to meet the growing
long-term storage needs of Scotland’s
whisky industry.
As operations begin, Edinburgh’s
Summerhall Distillery has been named
facilities management partner. The
independent distillery will manage cask
handling, maturation and day-to-day
operations, deploying a four-person team
on site. Summerhall, which already
occupies two warehouses at Royal
Elizabeth Yard—one for cask storage and
one for bottling—will also offer
additional services through its bottling
division, Edinburgh Bottlers.
Founded in 2013 by Matthew Gammell and
Marcus Pickering, Summerhall Distillery
is based at the former small animal
hospital of The Old Royal Dick Vet
School in Edinburgh. It became the
city’s first exclusive gin distillery in
150 years and produces Pickering’s Gin
and The Broody Hen Scotch Whisky,
alongside vodka, rum, and both blended
and single malt whiskies. Every bottle
leaving the distillery is distilled,
bottled and labelled by hand.
Royal Elizabeth Bond has also appointed
Proof 8 to oversee digital cask and
inventory management. The UK-based
technology firm provides blockchain-backed
systems designed specifically for the
spirits sector, offering full
traceability, HMRC compliance, and
real-time data access across warehousing
and maturation operations.
Proof 8’s digital platform replaces
paper-based systems with secure,
transparent records of ownership through
Digital Deeds, while providing complete
oversight of production and storage.
Features such as Recipe Builder and
Smart Scheduling enable distilleries and
warehouse operators to plan and monitor
production efficiently, improving
compliance and reducing administrative
burden.

Located seven miles west of Edinburgh,
Royal Elizabeth Yard was constructed in
1946 as a Ministry of Defence storage
depot for supplies— including
rum—serving the Rosyth Dockyard. The
site was purchased in 2018, with its new
owners identifying its potential as a
whisky warehousing hub due to its
transport links and proximity to many of
Scotland’s leading bottlers and
blenders.
The Royal Elizabeth Bond project brings
together whisky, property and logistics
specialists to create a sustainable,
high-quality warehousing and cask
management facility. Its guiding
ethos—to safeguard Scotland’s spirit so
its partners can craft its future—sits
at the core of the development.
